4 tips to sell fast this summer

  1. Find a local real estate agent. OK, you caught us. This is our top advice because we know our area has some of the best agents around. However, the market varies from one area to another. Local knowledge is a major advantage when it comes to pricing your home and knowing where and when to advertise.
  2. Maximize curb appeal. When potential buyers see a house that is well kept, they are more inclined to make an offer. It is easier to see yourself in a home that looks the way you want your home to look. Not only the exterior of your home, but also the interior, should be looking picture-perfect. The little things tend to make a big difference. A fresh coat of paint or patching small holes from artwork or window treatments can go a long way.
  3. Don’t jump on the first offer. Homes have been taking slightly longer to sell these days, but patience can still pay off. It is worth fielding offers for a week or two to give you the best chance at the highest dollar amount.
  4. Price to sell. This is the only aspect where sellers may need to temper expectations. With higher interest rates, many buyers are no longer able to go above and beyond on their offers. You need your price to be attainable for the average buyer in your area or there will be much less foot traffic and inevitably fewer offers to pick from.
